Four multi-family sales. Three over asking.

Over the last nine months I listed and sold four two- and three-family homes in Nyack and Congers. Three of them closed above list price. Here's how each one went.

Multi-family sells differently

A two-family isn't priced or marketed like a colonial. The buyer pool is different, the numbers matter more, and there are usually tenants to work around. I've done this enough times to keep it simple for the owner.

  1. Priced on the numbers, not the neighbors

I price off the rents, the expenses and what an investor can actually finance. Comps are the check, not the starting point.

  2. Marketed to two audiences

I put the listing in front of investors who want the rent roll and owner-occupants who want a mortgage helper. Both see it, both bid.

  3. Tenants handled with care

I schedule showings around the people living there, with notice, so the sale doesn't cost you a good tenant before closing.
